Our oceanfront location and street-level display case attracts thousands of people per week. When listing with us for either rental or lease, your property is immediately advertised through our website and office rental list, a brochure is placed in our back-lit display case, a sign is put up and lock box is installed. We fully cooperate with outside real estate offices. 

All our available rental listings are placed in the Multiple Listing Service.  Not all property management companies do this, not wanting to split the commission; even when another office has a qualified prospect.  Some of the management companies that are willing to share their commission only give a ‘token’ commission instead of a full split.  This limits other realtors’ desire to want to rent properties outside of their own office and severely limits the advertising of available rentals as well as selecting the most qualified tenants.  We give a full 3% split as an incentive to other company’s agents to show and rent our listings.   Our vacancy time is very little, if any, due to our high-traffic location directly across the street from the San Clemente Pier, our outstanding broker cooperation and our willingness to share the commissions.

When was the last time you saw your income property?  Does your management company do periodic inspections?  Do they do move out inspections? Has your management company ever sent you inspection pictures of your property to show you damages or improvements?

FEE SCHEDULES

·   2-15 units, condos and homes at 7 percent of gross rents.

·   16-100 units at 6 percent of gross rents.

·   A minimum fee per month is required depending on amount of units.

·   A rental fee of 1/2 the first months rent is charged for month to month agreements and 6% is charged for a 1 year lease.
